Wednesday, August 15th, 2007

By Jeff Herring Each week on my Relationship Radio Show we feature a top 7 list for the topic of the week. Recently I interviewed David Steele, author of Conscious Dating: How to Find the Love of Your Life in Today’s World. Our topic was “Post Valentine’s Day Blues and How to Find the Love of Your Life.” So in an effort to help singles recover from a bad Valentine’s Day, we offered the following list of “The Top 7 Signs You Had a Bad Valentine’s Day? 7. You bought your cards, flowers and candy late Tuesday nite or early Wednesday morning. Applies just to men for the most part. And women somehow know when the card is last minute. I don’t know how. 6. You forgot. Deadly, just doesn’t cut it. Especially if you have done it before. 5. You found yourself saying in self defense But I thought you wanted a blender.” This one shows you have not been paying attention. 4. This bad Valentine’s Day was not any different than all the other bad ones. This is a sign it’s a good time to consider some relationship coaching. 3. You kept waiting for Dick Clark to count down the ball drop in Times Square at midnite. ‘Nuff said. 2. You spent the evening by yourself with a box of chocolates that you bought. Bad, but not as bad as it could be, because……….. the number one sign you had a bad Valentine’s Day 1. You spent the evening with a date wishing you spent the evening by yourself with a box of chocolates that you bought. And when you are ready to make sure your next Valentine’s Day is a great one, please visit http://www.SecretsofGreatRelationships.com with singles and relationship coach Jeff Herring. Three Ways Music Can Help You To Lose Weight

Saturday, August 11th, 2007

By Danielle Rivers Music is the key to the soul. It can lift you up and put a smile on your face or alternatively it can bring you down and reduce you to tears. Music is powerful and fortunately you can use it to help with your weight loss. The interesting thing about music is that the same track or song can induce different emotions in different people. If you met the love of your life during a particular song, then you probably enjoy it and feel happy when you hear it played on the radio. Another person may have been cruelly dumped by their boyfriend during that same song, played at the same time somewhere else in the world, chances are this song brings back all that pain and hurt the breakup caused. Have you ever played upbeat music loudly when working out or been to a nightclub and found yourself dancing all night because the music was so good? Music not only generates positive emotions but it can also help to motivate you. Music can bring out the best in all of us, it makes you feel good and encourages us to move or dance. So how can music help you to lose weight? Here are my top three tips to use music with your diet. 1. Choose your favourite music album and as soon as you wake up in the morning put it on. Listen to it as you have breakfast and get ready for your day. It will put a spring in your step and help you to be positive, you will feel capable of anything and that feel-good feeling will carry you through the day. Being positive and happy makes you much more motivated and you will find sticking to your diet easy. 2. Put music in your car. Listening to the radio can help to relax you after a hard days work. If you get home stressed out and grumpy, you are much more likely to go to the cupboard and overeat. Play music in the car, as loud as you like and have a good sing. Putting all your frustrated energy into singing will help you feel relaxed and give your mood a much needed boost. You will get home refreshed and energetic rather than exhausted and feeling down. 3. If in the evening you are bored watching television you will find yourself going to the cupboard to snack on foods. This is a really bad time for all dieters. Turn off the television and put some music on, do your household chores, have a dance with your children, play games or invite friends over for coffee. Not only are you not overeating but you are also spending quality time with your family or friends. I cannot tell you which is the best song to listen to or even which album motivates people the most. The choice is yours. It will be different for everyone and will probably depend on many factors, age, taste in music, life events, lifestyle, etc. What I can say is have a good look through your music collection and choose several albums, this way you wont get bored too easily and will enjoy the music. Try listening to songs you used to love when you were younger, it brings back happy memories and encourages you to lose those extra pounds Think about buying a personal walkman or an MP3 player, both are small are portable ways to listen to music when you out and about. It might even motivate you into going for a long walk.Get some fresh air into your lungs and enjoy it. Dont look at it as exercise, it is simply getting out of the house to stretch your legs. Good luck with your slimming and I hope the music tips help you with your weight loss. The Uncreative Business Practice of Creative Labs

Friday, August 10th, 2007

By Brian Danniels In a world of currency fluctuations, import tariffs, research and development costs and many other industrial factors, it is becoming increasingly difficult to make a business successful. Many companies are looking for ways of cutting costs in order to be competitive in international markets; some methods may be totally legitimate, others highly questionable. How can a company survive in this competitive world? Well, there is a way One can visit a supermarket; fill the shopping trolley with quality goods then pass by the check-out without paying. Using this method, and having on hand a friendly chef it is possible to destroy the business of any small local restaurant. This may seem drastic but it happens every day in the competitive field of consumer electronics. It seems that Creative Labs, a company based in a tax haven country, Singapore, is using a non-creative method for gaining an unfair advantage over its competitors: copying other peoples patents. One of the most popular home electronics appliances around these days is the MP3 player, for instance Apple sold 14 million iPod players in the fourth quarter alone of 2005. A huge leap from 4.5 million in the same period of 2004. MP3 players show up everywhere; school kids use them as do adults, some models are incorporated in cell phones, cameras and even sunglasses. Many of the higher priced products, such portable audio and video devices (PAVs) now come with small screens able to show MPEG videos as well as reproduce audio. Well, behind these massively popular products, there lies relative patent portfolios that cover these technologies. Hundreds of producers of MP3 players and PAV devices have taken licenses for such technologies. They then follow their usual business channels in order to bring their products to the market. Many of these companies are renowned names, such as Apple Computer, LG Electronics, Motorola, Nokia, Samsung and hundreds of others. In todays age of technology, what can the future be for a company that doesnt respect intellectual property? Creative Labs knows the answer to that question. Creative has been accused of patent infringement by a series of patent holders, from among which Compression Labs, Lucent Technologies, MPEG LA, Dynacore Holdings and Advanced Audio Devices. Well, Creative may not be so creative in their business approach, but they are certainly very creative in their methodologies for avoiding royalty payments. In fact, in Creatives 2005 Annual Report they even state that they have valid defences against any claims asserted against them. They then go on to say that even if any claimant should win their suit or claim against them they dont expect there to be any adverse effects on its financial position or operations. MPEG LA alone manages more than 100 essential patent families. Are we to assume that Creative considers them all invalid and if they are valid then no royalties will exchange hands? Another example Bells Labs, the R&D division of Lucent Technologies, has generated more than 31,000 patents since 1925 and has played a pivotal role in inventing or perfecting key communications technologies. Scientists from Lucent/Bell Labs have received six Nobel Prizes in Physics, nine U.S. National Medals of Science and eight U.S. National Medals of Technology. From Creatives Annual Report it seems clear that the MPEG LA and Lucent patent portfolios are worth little more than the paper they are printed on. Doesnt the supermarket metaphor used above spring to mind? Perhaps Creative should reconsider their statements concerning the fact that no adverse effects will occur to its financial position or operations. What happens when criminal seizures of its products occur and the products are physically removed from the stores, or when a court injunction forbids them from selling their products? According to an Italian online journal, Hardware Upgrade, a David and Goliath style battle is currently underway between a small European company called Sisvel, which has the exclusive rights to license a number of MP3 patents, and Creative Labs. Court injunctions, seizures and messy legal battles are apparently underway across Europe. Creative is facing similar such battles in the USA with a subsidiary of Sisvel called Audio MPEG. It is interesting to note that Creative, through the sale of its MP3 players plans to topple Apples market domination in this field it certainly has an advantage over Apple: it pays nobody. Nonetheless, Standard & Poor’s Equity Research analysts have downgraded shares Creative to “sell” from “hold” citing increased competition from Apple Computer in the MP3 player market. Maybe this goes towards explaining why Creatives stock has nosedived almost 50% in the recent 52 week period! Creatives continual strategy of not recognising intellectual property rights could lead to very serious results. The courts dont hold much esteem for offenders of intellectual property when found guilty. For instance, The maker of the BlackBerry handheld devices (RIM) as part of a court settlement, agreed to pay US$450 million in exchange for NTP granting the right to continue its BlackBerry-related wireless business without further interference from NTP or its patents. A different field of technology, but it stresses a point. In cases such as these, when a rapid agreement isnt reached litigation often leads to stock prices dropping like a rock, good faith being literally destroyed and shop keepers becoming dubious whether to stock goods or not for fear of seizure. In fact, as mentioned above, over the last year Creatives stock value (CREAF Nasdaq) has lost almost half its value. Will it lose even more? I wonder if holding on to Creative stock is a good idea for the future? Brian Danniels is a law student with a particular interest in international intellectual property conflicts. Why You Should Become The Local Mortgage Expert In The Reverse Mortgage Niche

Thursday, August 9th, 2007

By Sue Haviland It goes in cycles. The market is up, the business is plentiful and times are good. Then it happens. Rates move up, the housing market stalls, and loan originators begin looking around wondering how to keep themselves afloat. The creative mortgage products begin to appear and the competition heats up as everyone tries to grab the few deals that are there. Companies begin to either cut back or close completely and you end up having to slash your fees and take less profitable deals just to get business in the door. Has this ever happened to anyone you know? Maybe even you? Instead of being one of the crowd, just hoping to survive, why not select a niche product, and position yourself as the local expert? Think you can’t do it? Sure you can. And while you’re at it, why not pick a niche that is the fastest growing product that the mortgage market has ever seen? A product that is adding thousands of new prospects each and every day…and can literally change the lives of your borrowers and change your bottom line. In case you haven’t guessed, I am talking about the reverse mortgage. The senior citizen population in our country is growing at an incredible rate and that growth will most certainly continue. The vast majority of these senior homeowners today want to stay in their homes as long as possible. They have built a lifetime of memories and have a real attachment to the house. But the financial challenges that many seniors face today are making it difficult for them to make ends meet. In fact, those seniors 85 years of age and older represent the fastest growing group in financial trouble. The reverse mortgage is the answer for many of these folks today. With a reverse mortgage, a senior homeowner, age 62 and over, takes a portion of the equity out of the primary residence and is not obligated to pay it back as long as they live in the home. Unlike traditional “forward” mortgages, it is very easy for a senior citizen to qualify for a reverse. There are no income, asset, or credit score requirements. Even a senior who has had a bankruptcy may be able to obtain a reverse mortgage. One of the biggest selling points of a reverse is the fact that it is a “non-recourse” loan. If the senior is upside down (owes more than the value of the house) at the time the loan is paid off, neither the senior nor the heirs can be held liable for the deficiency. The borrower may use the proceeds of a reverse mortgage for virtually any purpose. Supplementing monthly income, paying off a current mortgage (and thus eliminating the principal and interest payment) and paying for needed medications or in home medical care are among some common uses. However, as the reverse mortgage products on the market today gain more recognition, new and creative uses are emerging. Charitable giving, financing college for grandchildren, travel, and home renovation have become more and more popular in recent years. There are products available to suit the needs of practically every senior homeowner. From the modest, inexpensive property, to a multi million dollar country estate, the reverse mortgage can be the right solution. Recent estimates indicate that the coming generation of seniors, the baby boomers (those born between 1946 and 1964) have not saved for retirement as perhaps they should have. That fact, coupled with the changes in Medicaid regulations may make reverse mortgages attractive to many senior homeowners in the very near future. Increasing public awareness and education along with the safeguards built into the program has fueled the growth of this product and that growth is expected to continue, and is in fact, poised to explode within the next few years. In fiscal year 2006, there were over 76,000 reverse mortgages made in our country and that figure represents a significant increase over the 43,000+ reverse mortgages the year before. But we have just barely scratched the surface of the potential for this product. For those loan originators who decide to specialize in this niche, the rewards will be many. Seniors are among the most loyal consumers around and they will prove to be a consistent source of future referrals. Why not specialize in this niche and become the local expert in this innovative product that is making a real difference in the lives of so many senior homeowners today? It will be a financially and personally rewarding experience, I promise you. Where’s the Temple on the Temple Mount?

Monday, August 6th, 2007

By David Ben-Ariel Something’s missing. Rome is synonymous with the Vatican, Mecca with the Kaaba, and Jerusalem’s known for its Western Wall. But why should we stand before the wall, letting it obstruct our vision, when we could be praying in a Temple? Why should Jews continue to bow before an illegitimate Gentile decree that tells them where to pray? (Isaiah 10:1). The Turks designated the Wall as an alternative “holy” site since Muslims had stolen the Temple Mount! If we rightly refused to accept Uganda as a Jewish “homeland,” why should Jews settle for anything less than a Temple for worship? That basically, is the gist of the message our demonstrations seek to send. The Temple Mount and Land of Israel Faithful Movement doesn’t only protest the ongoing Muslim occupation of our Temple Mount, but proclaims that this unnatural set of circumstances will come to an end. We’re confident that Muslim rule on the Temple Mount will soon be history, just as surely as the Berlin Wall fell and Eastern Europe came out from under the Russian heel! The restoration of Jews from all over the world to their ancient homeland is only the first step towards the redemption of our land and lives. Israel, for the most part, is an empty, secular state. It’s about as Jewish as America is Christian! The fact that the Temple Mount is still without a Temple stands as an indictment against Israel! God will hold Israel’s political and religious leaders responsible! Jerusalem’s known as the heart of Israel, the crown of the “Jewish” State. The Temple Mount is the crown jewel. This historic Jewish treasure is a “diamond in the rough.” It awaits our craftsmen’s tender loving care to bring it to the brilliant perfection it deserves (Psalms 50:2). We protest that this responsibility hasn’t been fulfilled yet, but we proclaim that these things could change overnight. The world was caught off guard by the rapid succession of events that shook Europe and the former USSR. The “experts” were exposed as ignorant for not expecting it. Nobody needs to be surprised when inevitable events rock Jerusalem, and they feel its aftershocks worldwide. They’ve been foretold. What’s presently missing in Israel will be found when we’re filled with our historic mission and accomplish our intended purpose: the restoration of the sacrifices and the construction of the Third Temple! Shamefully, today’s leaders reflect a ghetto-mentality and expose the sorry state of Israel and Jewish affairs! They’re starved for this world’s affection, afraid to be different, and too willing to sacrifice our unique identity! God condemns those kapos of compromise who would rather sell-out than take an unpopular stand! Even though it’s not politically correct, and goes against our democratic grain, and could result in a backlash - Hanukkah represents those who are willing, if and when necessary, to risk the wrath of others to insure the triumph of good over evil, of light over darkness, and right over wrong. In this particular case, the light of what’s good and right was the brilliant example of those faithful few Jews who held their head high (sick and tired of being beaten down) and publicly chose to reject alien ideas and destroy imposed idols. The Maccabees weren’t overly concerned with a suicidal fear of world opinion, but mightily expressed their faith in God. They didn’t flirt with “foreign affairs,” or engage in self-destructive interfaith orgies. They kept the faith and cleansed the Temple Mount of its spiritual filth. World Jewry continues to celebrate Hanukkah to this day, but in the spirit of hypocrisy! We’re more like the cowering Hellenists who assimilated, rather than the courageous Maccabees who fought to remain true to themselves! Thank Heavens, there are a growing number in Israel who want to see Jerusalem restored as our spiritual center, and our lives rededicated to biblical ideals, not humanist ideas. Pray for Jerusalem’s peace and the rekindling of Israel’s light! David Ben-Ariel, a Christian-Zionist writer and author of Beyond Babylon: Europe’s Rise and Fall, shares a special focus on the Middle East, reflected in hard-hitting articles that help others improve their understanding of that troubled region. Bamboo And Its Many Uses

Sunday, August 5th, 2007

By Margarette Tustle If anyone were to tell you that the shirt they were wearing was made out of bamboo would you believe them? It is not likely. But, it could very well be true. Not only is this plant being used in making clothing that is beautiful and long lasting, it is also being used to make high quality furniture and flooring, and it is also becoming a popular gardening and cuisine item. It is also a highly renewable resource that has been around for millions of years. Flooring And Furniture: Bamboo has a naturally occurring bug resistance and durability that makes it a natural for use in flooring and furniture products. The flooring is installed much like the pre-fabricated flooring products like Pergo that you see on the market today, but the difference is, that it really is a natural flooring product and it looks like real wood (or bamboo as the case may be.) The furniture comes in two basic styles with many variations on each style. You can get bamboo furniture that looks much like the type you would find on Gilligans Island with a slightly more sophisticated air if you want to duplicate a tropical paradise in your home or patio. Or you can get furniture that looks much like the other hardwood furniture on the market with clean lines and elegant shapes. You can get bamboo dining room sets, coffee tables, chairs, and other pieces of furniture. Fabric: Synthetic materials are becoming more and more popular. You can get a shirt or a pair of shorts made from the same material that they make drink bottles with. Bamboo is a new environmentally friendly alternative. It is able to naturally eliminate or reduce odors because of its anti-microbial capabilities. It looks much like silk and it is even softer than cotton fabrics. It is lightweight, breathable, and can be made into shirts, blouses, skirts, shorts, and capris. It is also made from pesticide free plants. Cuisine: You should not run out into your garden and start chewing on a stalk of bamboo. Not only will it probably taste terrible, but it is toxic if you eat too much. However, scientists are working to discover the healing and anti-oxidant benefits of adding this plant to your diet. It also has potassium, which is beneficial to heart health. In order to prepare it for eating you will need to peel it and cook it. It can be used in many dishes such as scalloped bamboo. Gardening: Contrary to what many people might believe, you can grow this plant in nearly any climate from the dry, arid country like Arizona, to the cool mountainous climate of New England. It is not just a tropical plant. It can be grown nearly anywhere. Some bamboo is only a few inches tall, while others can grow to more than 40 feet high. It can be an indoor container plant or it can provide a natural privacy barrier or screen between you and your neighbors. As we learn more and more about how to use our natural resources wisely, so that they can be more easily renewed, we will be better equipped for the future. When we do this, we are becoming better stewards and more responsible citizens of the planet. Written By Margarette Tustle. Learn more about bamboo and bamboo products from msbamboo.com.
